SPRING Seasonal Home Checklist

Here comes the daylight and warm weather! Follow these tips to bring your home back to life after the long winter.

1. GUTTERS Just like you cleaned them last fall (tell us you didn't forget), inspect and clean your gutters in the spring to ensure they're clear of all sediment build up, sticks, and lingering leaves that fell throughout the winter. Clogged gutters result in overflowing water that can rot your soffits - and there's nothing worse in the world than rotten soffits.

2. ACTIVATE YOUR SPRINKLERS 
Once we're past the freezing temperatures, fire up your sprinkler system to ensure your lawn stays properly hydrated and healthy. It can be helpful to hire a professional to ensure there are no leaks and all your sprinkler heads are functioning and spraying in the proper directions.

3. COOLING SYSTEMS Once the weather hits 95 degrees, every air conditioning company in the state is going to be booked out twelve weeks and you'll be stuck sweating yourself to sleep. Get ahead of the curve by scheduling an inspection early - just make sure leading up to the inspection that the weather is above 60 degrees for at least 48 hours so that the air conditioner can be properly tested. If you have a swamp cooler (aka evaporative cooler), those are generally less technical to inspect - just make sure the power is connected, the water line and pan have no leaks, the float is operational, and the screens are clean.

4. CRAWL SPACE 
If your home has a crawl space, it's worth braving the cobwebs to inspect at LEAST once a year. A crawl space should be kept clean and dry - and perhaps even have a plastic vapor barrier covering all the exposed soil. If a crawlspace lacks proper ventilation and starts to collect moisture - either from a leak or poor exterior drainage - the crawlspace might start growing plants or develop mold. Gardens and blue cheese are both great, but not if they're growing under your house.

5. FURNACE FILTER Replace your furnace filter. A clean filter is essential to keeping your home cooled or heated consistently and affordably. It's also an easy way to maximize the lifespan of your furnace or air conditioning unit. These should be replaced no less than every 90 days.
